高層建筑(zhu)減(jian)壓(ya)閥(fa)二(er)次給水(shui)設備系(xi)統維護經驗(yan)談
減壓閥在(zai)高層建筑二次給水設備系統中(zhong)正得到越來越廣泛的應用。為確保系統的正常工作,總結了加強責任意識(shi)(shi),掌握運行操作、排故實踐(jian)知識(shi)(shi)及相關的基本管(guan)理要求(qiu)3方面的經(jing)驗。
隨著(zhu)我國(guo)建筑(zhu)給排水(shui)(shui)科技(ji)的(de)發(fa)展,近十余年來各種(zhong)類型進口和國(guo)內(nei)自(zi)行研制的(de)二次給水(shui)(shui)設備減(jian)壓閥(fa)( 比例式、活塞可調(diao)式、薄膜(mo)可調(diao)式、氣囊(nang)可調(diao)式……)已在高層(ceng)建筑(zhu)、乃至超,高層建筑二次給(gei)水設備系統中得(de)到廣泛應(ying)(ying)用(yong)。實(shi)踐(jian)表明:應(ying)(ying)用(yong)減壓(ya)(ya)(ya)(ya)閥的給水(shui)(shui)減壓(ya)(ya)(ya)(ya)保(bao)障系(xi)(xi)統(tong)與傳統(tong)的中間(jian)水(shui)(shui)箱減壓(ya)(ya)(ya)(ya)系(xi)(xi)統(tong)相比,有(you)占用(yong)空間(jian)小(xiao)、技術(shu)特(te)性穩定、壓(ya)(ya)(ya)(ya)力比調節靈活、使用(yong)壽(shou)命長、維(wei)護管理(li)(li)便(bian)捷等優點。但如(ru)何(he)保(bao)障高(gao)層(ceng)建(jian)筑(zhu)減壓(ya)(ya)(ya)(ya)閥二次給水(shui)(shui)設備(bei)系(xi)(xi)統(tong)的正常工作(zuo),使高(gao)層(ceng)建(jian)筑(zhu)用(yong)戶(hu)獲得(de)良好(hao)的供用(yong)水(shui)(shui)環境,并確(que)保(bao)樓宇內消防滅火(huo)設施(消火(huo)栓、噴(pen)灑)遇警顯效的作(zuo)用(yong),離不開(kai)對減壓(ya)(ya)(ya)(ya)閥二次給水(shui)(shui)設備(bei)系(xi)(xi)統(tong)科學有(you)序的維(wei)護管理(li)(li)。因(yin)此熟悉系(xi)(xi)統(tong)工作(zuo)原理(li)(li),掌握正確(que)管理(li)(li)保(bao)養、操作(zuo)排故知識和技能,對從(cong)事高(gao)層(ceng)建(jian)筑(zhu)物業管理(li)(li)、維(wei)修工作(zuo)的人員(yuan)顯得(de)特(te)別重要。筆(bi)者現(xian)對減壓(ya)(ya)(ya)(ya)閥給水(shui)(shui)系(xi)(xi)統(tong)維(wei)護管理(li)(li)經驗從(cong)3個方面(mian)做如(ru)下(xia)總結。
1 加強維護管(guan)理責任意識
從宏觀方(fang)(fang)面(mian)著眼,物業管理(li)(li)、維修操作人員應首先熟悉高(gao)層建筑二次給(gei)水(shui)(shui)(shui)設備(bei)(bei)(bei)系統(tong)(tong)的概況和類(lei)型,掌(zhang)握(wo)不同樓宇生活(huo)二次給(gei)水(shui)(shui)(shui)設備(bei)(bei)(bei)系統(tong)(tong)、消防(fang)系統(tong)(tong)乃至生產等(deng)復(fu)合二次給(gei)水(shui)(shui)(shui)設備(bei)(bei)(bei)系統(tong)(tong)性(xing)能(neng)特(te)點,基本理(li)(li)解系統(tong)(tong)水(shui)(shui)(shui)力平(ping)衡運(yun)作機理(li)(li),設置(zhi)技術情(qing)況,特(te)別(bie)要熟悉系統(tong)(tong)內(nei)多種(zhong)減(jian)壓(ya)元件的應用(yong)原理(li)(li),性(xing)能(neng)要求。要掌(zhang)握(wo)系統(tong)(tong)的正常性(xing)能(neng)指標,當系統(tong)(tong)出現故障(zhang)時(shi),如某些用(yong)水(shui)(shui)(shui)設備(bei)(bei)(bei)壓(ya)力不穩定,急驟波動(dong),甚至還伴有(you)"負壓(ya)"抽(chou)吸,或者(zhe)減(jian)壓(ya)系統(tong)(tong)關鍵管段出現斷續嘯叫噪音情(qing)況時(shi),不僅能(neng)從理(li)(li)性(xing)方(fang)(fang)面(mian)去分析(xi)判斷原因,以(yi)正確的思路指導實(shi)踐;同時(shi),要加強維護(hu)管理(li)(li)責任意識,提高(gao)專業技術水(shui)(shui)(shui)平(ping),培養系統(tong)(tong)調試、操作運(yun)行、應急排故的動(dong)手(shou)能(neng)力。管理(li)(li)好每幢高(gao)層建筑的供(gong)、用(yong)水(shui)(shui)(shui)設施,使(shi)業主(用(yong)戶)得到實(shi)惠(hui)。
2 運行(xing)操作、排故實踐(jian)知識(shi)
(1)要避免存留(liu)臟物、雜(za)物進(jin)(jin)入減(jian)壓(ya)閥(fa)(fa)(fa)減(jian)壓(ya)保障(zhang)系(xi)統(tong)(tong)。新建或者改造工(gong)(gong)程的減(jian)壓(ya)系(xi)統(tong)(tong)管(guan)網,很可(ke)(ke)能(neng)遺,留(liu)沙粒(li)、麻絲、雜(za)物。投運(yun)前,一般都應(ying)進(jin)(jin)行水沖洗,滿足清潔要求(qiu)后,再裝上減(jian)壓(ya)閥(fa)(fa)(fa)和過(guo)濾器濾芯,這(zhe)樣才能(neng)避免雜(za)物流入減(jian)壓(ya)閥(fa)(fa)(fa),減(jian)少減(jian)壓(ya)閥(fa)(fa)(fa)卡芯現象。在系(xi)統(tong)(tong)進(jin)(jin)入工(gong)(gong)作(zuo)后,保障(zhang)減(jian)壓(ya)系(xi)統(tong)(tong)的水流暢通與(yu)否,與(yu)設(she)置(zhi)在系(xi)統(tong)(tong)上的過(guo)濾器流通能(neng)力關系(xi)密切,如濾芯被(bei)雜(za)物嚴重(zhong)吸(xi)附(fu),則會影響(xiang)減(jian)壓(ya)閥(fa)(fa)(fa)的工(gong)(gong)作(zuo),為(wei)此必需對過(guo)濾器進(jin)(jin)行定期檢查,及時清理污穢(hui)。實(shi)踐表明這(zhe)項工(gong)(gong)作(zuo)2至3個(ge)月(yue)須進(jin)(jin)行一次,有些可(ke)(ke)調(diao)式(彈簧式、薄膜式)減(jian)壓(ya)閥(fa)(fa)(fa),其主(zhu)閥(fa)(fa)(fa)或者導閥(fa)(fa)(fa)自身設(she)置(zhi)過(guo)濾器,同樣需要定期拆洗濾芯。
(2)1用(yong)1備(bei)(bei)的(de)減壓(ya)(ya)閥(fa)(fa)(fa)組應(ying)定期輪換(huan)工作。大部分高層(ceng)建筑(zhu)生活二次給(gei)水設備(bei)(bei)減壓(ya)(ya)閥(fa)(fa)(fa)減壓(ya)(ya)保(bao)障(zhang)系統,是以給(gei)水豎向分區設置的(de),一(yi)般設在每一(yi)給(gei)水分區總(zong)管上。考(kao)慮到眾多用(yong)戶的(de)用(yong)水可靠安(an),全性(住(zhu)宅每一(yi)分區有(you)幾(ji)十戶至上百戶,公共建筑(zhu)如賓館、飯店(dian),每一(yi)分區有(you)幾(ji)十套客房……) ,設計時減壓(ya)(ya)閥(fa)(fa)(fa)應(ying)兩套并列安(an)裝(1用(yong)1備(bei)(bei))。減壓(ya)(ya)通(tong)路兩側都輔以閘(zha)閥(fa)(fa)(fa)或蝶閥(fa)(fa)(fa),可啟(qi)閉任一(yi)減壓(ya)(ya)通(tong)道,為使(shi)并列的(de)兩套減壓(ya)(ya)閥(fa)(fa)(fa)通(tong)道能正(zheng)常工作,常規一(yi)個月(yue)輪流(liu)交換(huan)一(yi)次,擱置時間過長(chang)減壓(ya)(ya)通(tong)道死水結垢(gou),減壓(ya)(ya)元(yuan)件(jian)閥(fa)(fa)(fa)芯(xin)會卡住(zhu)失(shi)效。
(3)應(ying)及時(shi)(shi)排除管(guan)(guan)道中(zhong)的(de)(de)(de)(de)(de)積氣。當空氣進入(ru)減(jian)壓(ya)(ya)管(guan)(guan)網(wang)(wang)或管(guan)(guan)網(wang)(wang)內隨壓(ya)(ya)力(li)(li)變化時(shi)(shi)氣體從水(shui)(shui)(shui)(shui)(shui)(shui)(shui)中(zhong)析出(chu),這(zhe)時(shi)(shi)區(qu)(qu)域(yu)內用(yong)戶的(de)(de)(de)(de)(de)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)壓(ya)(ya)極不(bu)穩定;處在(zai)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)不(bu)利點用(yong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)器(qi)更是壓(ya)(ya)力(li)(li)變化急驟,有(you)時(shi)(shi)呈現(xian)(xian)虛假的(de)(de)(de)(de)(de)峰值壓(ya)(ya)力(li)(li),有(you)時(shi)(shi)還會(hui)抽吸斷水(shui)(shui)(shui)(shui)(shui)(shui)(shui),還有(you)管(guan)(guan)網(wang)(wang)會(hui)伴隨撞(zhuang)擊(ji)聲。產生(sheng)這(zhe)種(zhong)現(xian)(xian)象,會(hui)影響燃氣熱水(shui)(shui)(shui)(shui)(shui)(shui)(shui)器(qi)、電熱水(shui)(shui)(shui)(shui)(shui)(shui)(shui)器(qi)等(deng)穩定工作(zuo),嚴重時(shi)(shi)會(hui)被毀(hui)壞;對各種(zhong)盥洗器(qi)具的(de)(de)(de)(de)(de)進水(shui)(shui)(shui)(shui)(shui)(shui)(shui)連(lian)接管(guan)(guan)破壞力(li)(li)也(ye)很(hen)大,特(te)別是目(mu)前常用(yong)的(de)(de)(de)(de)(de)一(yi)(yi)些(xie)復(fu)(fu)合(he)型連(lian)結(jie)軟管(guan)(guan),其(qi)強度(du)較差,因此爆(bao)管(guan)(guan)的(de)(de)(de)(de)(de)事件屢有(you)發生(sheng);有(you)些(xie)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)無(wu)法(fa)正確計量,出(chu)現(xian)(xian)用(yong)戶不(bu)用(yong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui),水(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)也(ye)會(hui)不(bu)斷地轉動。為減(jian)少這(zhe)類事故,應(ying)檢查(cha)屋(wu)頂水(shui)(shui)(shui)(shui)(shui)(shui)(shui)箱(xiang)生(sheng)活給水(shui)(shui)(shui)(shui)(shui)(shui)(shui)總管(guan)(guan)的(de)(de)(de)(de)(de)蓄(xu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)高程是否滿(man)足(zu),如(ru)不(bu)滿(man)足(zu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)箱(xiang)出(chu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)口處會(hui)產生(sheng)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)旋,吸入(ru)空氣。排除這(zhe)一(yi)(yi)故障可(ke)調(diao)整水(shui)(shui)(shui)(shui)(shui)(shui)(shui)箱(xiang)內液(ye)位(wei)(wei)控(kong)制器(qi)的(de)(de)(de)(de)(de)低水(shui)(shui)(shui)(shui)(shui)(shui)(shui)位(wei)(wei)高程,經(jing)驗表(biao)(biao)明(ming)一(yi)(yi)般低水(shui)(shui)(shui)(shui)(shui)(shui)(shui)位(wei)(wei)距出(chu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)口應(ying)不(bu)小于0.3m。也(ye)可(ke)反復(fu)(fu)開啟設置在(zai)分區(qu)(qu)、減(jian)壓(ya)(ya)系(xi)統(tong)兩側(ce)的(de)(de)(de)(de)(de)壓(ya)(ya)力(li)(li)表(biao)(biao)放氣旋塞,把(ba)已進入(ru)管(guan)(guan)網(wang)(wang)內的(de)(de)(de)(de)(de)空氣徐徐排出(chu)。如(ru)采取(qu)上述措(cuo)施后,在(zai)分區(qu)(qu)總管(guan)(guan)末(mo)梢以下(xia)的(de)(de)(de)(de)(de)一(yi)(yi)些(xie)用(yong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)器(qi)還出(chu)現(xian)(xian)上述現(xian)(xian)象,可(ke)以在(zai)這(zhe)些(xie)部位(wei)(wei)增設自動排氣裝置。
(4)注(zhu)意減(jian)壓(ya)(ya)閥(fa)(fa)的減(jian)壓(ya)(ya)保障系統。無(wu)論選(xuan)用(yong)比例式還(huan)是(shi)可調式減(jian)壓(ya)(ya)閥(fa)(fa),其減(jian)壓(ya)(ya)比 P1∶P2不(bu)宜選(xuan)擇(ze)過大,一般應控制(zhi)在5∶1之內。超過這個范圍(wei)易(yi)產生氣蝕現象,損(sun)壞閥(fa)(fa)件,產生嘯叫噪音。有(you)些活塞式減(jian)壓(ya)(ya)閥(fa)(fa),制(zhi)造(zao)廠在其閥(fa)(fa)體上(shang)加(jia)工一個直徑1.5mm左右(you)的小(xiao)孔(kong),其功能是(shi)讓閥(fa)(fa)芯運動時起(qi)到透吸氣作用(yong),維護管(guan)理(li)時應注(zhu)意千萬(wan)不(bu)要將小(xiao)孔(kong)塞住,否則影(ying)響減(jian)壓(ya)(ya)閥(fa)(fa)的正常運行。
(5)加強減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)保障(zhang)(zhang)系統的(de)管(guan)(guan)理(li)巡視,要(yao)(yao)(yao)注意觀(guan)察減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)本身(shen)的(de)工作(zuo)(zuo)動態。閥(fa)(fa)(fa)前、閥(fa)(fa)(fa)后壓(ya)(ya)(ya)力數值(zhi)接近,表明減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)本身(shen)已存在故障(zhang)(zhang)。即活(huo)塞式(shi)減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)的(de)閥(fa)(fa)(fa)芯與閥(fa)(fa)(fa)體間的(de)平(ping)面密(mi)封(feng)(feng)橡膠件(jian)損(sun)壞(huai);薄膜(mo)式(shi)可調型(xing)減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)主(zhu)閥(fa)(fa)(fa)膜(mo)片(pian)有(you)裂(lie)痕和O型(xing)圈損(sun)壞(huai),及導閥(fa)(fa)(fa)連(lian)通管(guan)(guan)堵塞,造成減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)減(jian)(jian)(jian)壓(ya)(ya)(ya)作(zuo)(zuo)用(yong)削(xue)弱或(huo)者失效。這對(dui)分(fen)區管(guan)(guan)網危害較大,特別是許多用(yong)水(shui)設備可能因超(chao)壓(ya)(ya)(ya)力而出(chu)現爆管(guan)(guan),須(xu)及時(shi)修(xiu),復。壤式(shi)(活(huo)塞型(xing))減(jian)(jian)(jian)壓(ya)(ya)(ya)閥(fa)(fa)(fa)閥(fa)(fa)(fa)體上的(de)透吸氣小(xiao)孔如出(chu)現滴(di)漏(lou)不止,表明閥(fa)(fa)(fa)芯上幾(ji)檔O型(xing)密(mi)封(feng)(feng)圈已經磨損(sun),要(yao)(yao)(yao)更換密(mi)封(feng)(feng)件(jian)。但在修(xiu)理(li)拆(chai)(chai)裝減(jian)(jian)(jian)壓(ya)(ya)(ya)元件(jian)時(shi),要(yao)(yao)(yao)謹慎細心,調換內密(mi)封(feng)(feng)件(jian);清理(li)雜物時(shi),應因勢利導,不要(yao)(yao)(yao)用(yong)金屬棒、硬梗撬閥(fa)(fa)(fa)的(de)活(huo)動部(bu)位,使(shi)用(yong)木(mu)(mu)榔(lang)頭(tou)和木(mu)(mu)柄敲擊震動,慢慢拆(chai)(chai)卸閥(fa)(fa)(fa)內部(bu)件(jian)。修(xiu)理(li)完畢(bi)后重新安裝時(shi),一,定要(yao)(yao)(yao)和閥(fa)(fa)(fa)門(men)上的(de)流(liu)向(xiang)指(zhi)示保持一致(zhi)。
(6)注意(yi)檢查(cha)比(bi)例(li)式減壓閥(fa)的(de)安(an)裝(zhuang)位(wei)置。高層內減壓閥(fa)設(she)計安(an)裝(zhuang)的(de)位(wei)置不妥,會出(chu)現(xian)減壓閥(fa)閥(fa)后壓力忽(hu)高忽(hu)低,管(guan)網壓力嚴重偏(pian)離允(yun)許范圍,伴隨毀壞淋(lin)浴器(qi),水(shui)管(guan)爆裂和損(sun)壞用(yong)戶(hu)水(shui)表等(deng)事故發生;有(you)時也會水(shui)流不暢(chang),分(fen)區內出(chu)現(xian)無規律的(de)斷水(shui)現(xian)象(xiang),影響(xiang)用(yong)戶(hu)用(yong)水(shui)。出(chu)現(xian)類似事故,檢查(cha)整個減壓閥(fa)減壓分(fen)區二次給水(shui)設(she)備系統(tong),無疑點可找;拆(chai)卸(xie)減壓閥(fa)過濾器(qi)等(deng)元(yuan)件并無異常;有(you)些物業管(guan)理單位(wei)甚至懷疑減壓閥(fa)的(de)技術性能,多(duo)次調換新的(de)減壓閥(fa),也不能解決問題。這時可從檢查(cha)比(bi)例(li)減壓閥(fa)設(she)計安(an)裝(zhuang)位(wei)置是否合理著手,認(ren)真檢查(cha)管(guan)網系統(tong)是否存在(zai)等(deng)位(wei)倒(dao)虹管(guan)現(xian)象(xiang),即分(fen)區的(de)輸出(chu)管(guan)路標高相(xiang)近(jin)。此(ci)類情(qing)況在(zai)主(zhu)、副樓同一屋頂水(shui)箱(xiang),下二次給水設(she)備供(gong)水系統中很容易出現(xian)(xian)。發現(xian)(xian)這(zhe)些問(wen)題(ti)(ti),可(ke)(ke)以(yi)考慮把(ba)比(bi)例(li)減壓(ya)閥安裝位(wei)置(zhi)提(ti)高(gao)一(yi)(yi)個(ge)層面(mian)(不能提(ti)得太高(gao),須顧全分(fen)(fen)區內用水(shui)(shui)設備的(de)(de)承壓(ya)規范要求);也可(ke)(ke)在主(zhu)、副樓(lou)(lou)內,分(fen)(fen)設兩組獨立的(de)(de)比(bi)例(li)減壓(ya)閥給水(shui)(shui)系(xi)統。プ罱,我(wo)們(men)遇到一(yi)(yi)幢28層高(gao)層建筑(zhu)(二級建筑(zhu)、商住辦、娛(yu)樂、餐飲于一(yi)(yi)體的(de)(de)綜合樓(lou)(lou))的(de)(de)給水(shui)(shui)問(wen)題(ti)(ti),幾個(ge)豎向(xiang)給水(shui)(shui)分(fen)(fen)區均出現(xian)(xian)以(yi)上事故,惹得設計單位(wei)和物業管理(li)部(bu)門絞盡(jin)腦(nao)汁。我(wo)們(men)把(ba)減壓(ya)閥元件提(ti)高(gao)了一(yi)(yi)層后(hou),問(wen)題(ti)(ti)迎刃而解,如圖1所示(這(zhe)類故障一(yi)(yi)般發生在靜壓(ya)供(gong)水(shui)(shui)系(xi)統)。
(7)注意(yi)系(xi)統(tong)(tong)排(pai)污(wu)。高(gao)層建筑消(xiao)(xiao)防(fang)二次給水(shui)(shui)(shui)(shui)設(she)備系(xi)統(tong)(tong)的(de)(de)消(xiao)(xiao)火(huo)(huo)栓管(guan)(guan)(guan)(guan)網(wang)(wang)(wang),噴灑頭管(guan)(guan)(guan)(guan)網(wang)(wang)(wang)是由屋頂水(shui)(shui)(shui)(shui)箱- 消(xiao)(xiao)防(fang)總管(guan)(guan)(guan)(guan)-股(gu)管(guan)(guan)(guan)(guan)(消(xiao)(xiao)火(huo)(huo)栓、噴灑頭-底環(huan)(huan)總管(guan)(guan)(guan)(guan)-消(xiao)(xiao)防(fang)水(shui)(shui)(shui)(shui)泵(beng)-進(jin)水(shui)(shui)(shui)(shui)泵(beng)接口)等組成封閉式(shi)環(huan)(huan)網(wang)(wang)(wang)。平時(shi)管(guan)(guan)(guan)(guan)網(wang)(wang)(wang)內水(shui)(shui)(shui)(shui)體處在靜止狀態(除管(guan)(guan)(guan)(guan)理(li)部(bu)門檢測放水(shui)(shui)(shui)(shui)外),屋頂水(shui)(shui)(shui)(shui)箱底部(bu)沉(chen)積(ji)(ji)的(de)(de)污(wu)垢雜質順引進(jin)入(ru)消(xiao)(xiao)防(fang)管(guan)(guan)(guan)(guan),并沉(chen)積(ji)(ji)在環(huan)(huan)管(guan)(guan)(guan)(guan)U型部(bu)位,管(guan)(guan)(guan)(guan)網(wang)(wang)(wang)不(bu)暢使眾多大樓在消(xiao)(xiao)防(fang)系(xi)統(tong)(tong)檢測試驗時(shi)非得斷續啟動,有(you)時(shi)排(pai)完管(guan)(guan)(guan)(guan)內污(wu)泥濁(zhuo)水(shui)(shui)(shui)(shui)要花幾十(shi)分鐘。即使消(xiao)(xiao)防(fang)水(shui)(shui)(shui)(shui)泵(beng)能(neng)(neng)勉強啟動,但設(she)置(zhi)在管(guan)(guan)(guan)(guan)網(wang)(wang)(wang)上(shang)的(de)(de)多類減壓(ya)元件也因(yin)長(chang)期(qi)處在死(si)水(shui)(shui)(shui)(shui)環(huan)(huan)境中,也無法正常發揮作用。因(yin)此,管(guan)(guan)(guan)(guan)理(li)上(shang)要制訂制度(du),開啟消(xiao)(xiao)防(fang)股(gu)管(guan)(guan)(guan)(guan)底部(bu)連通(tong)管(guan)(guan)(guan)(guan)的(de)(de)放水(shui)(shui)(shui)(shui)閥進(jin)行排(pai)污(wu),排(pai)除下(xia)半環(huan)(huan)的(de)(de)沉(chen)積(ji)(ji)污(wu)物(wu);對(dui)(dui)于設(she)置(zhi)在噴灑系(xi)統(tong)(tong)的(de)(de)分區 檢測排(pai)水(shui)(shui)(shui)(shui)閥,同(tong)樣要輪換分段放水(shui)(shui)(shui)(shui)。其周期(qi)一般3個月為宜,只有(you)對(dui)(dui)高(gao)層建筑消(xiao)(xiao)防(fang)管(guan)(guan)(guan)(guan)網(wang)(wang)(wang)的(de)(de)科學管(guan)(guan)(guan)(guan)理(li),才(cai)能(neng)(neng)使消(xiao)(xiao)防(fang)功能(neng)(neng)的(de)(de)發揮得到切實的(de)(de)保證。
3 與高層建筑消(xiao)防(fang)給水系(xi)統(tong)相關的基本管理要(yao)求
(1)當前高層建筑消(xiao)防(fang)(fang)(fang)貯水(shui)(shui)(shui)(shui)普遍采用與生(sheng)活(huo)(huo)給水(shui)(shui)(shui)(shui)在(zai)同一水(shui)(shui)(shui)(shui)箱,只(zhi)是生(sheng)活(huo)(huo)用水(shui)(shui)(shui)(shui)在(zai)貯水(shui)(shui)(shui)(shui)箱的(de)上部,消(xiao)防(fang)(fang)(fang)蓄(xu)水(shui)(shui)(shui)(shui)在(zai)貯水(shui)(shui)(shui)(shui)箱的(de)底部。備(bei)而(er)不用的(de)消(xiao)防(fang)(fang)(fang)蓄(xu)水(shui)(shui)(shui)(shui)是通過(guo)水(shui)(shui)(shui)(shui)箱內虹吸生(sheng)活(huo)(huo)給水(shui)(shui)(shui)(shui)管(guan)使之全,方位流動,達到保潔作用。受水(shui)(shui)(shui)(shui)體微生(sheng)物繁衍和金(jin)屬管(guan)浸在(zai)水(shui)(shui)(shui)(shui)中的(de)銹蝕作用,高位虹吸管(guan)、低位虹吸管(guan)的(de)小孔(kong)很(hen)易堵塞。當虹吸管(guan)孔(kong)被堵塞,而(er)生(sheng)活(huo)(huo)用水(shui)(shui)(shui)(shui)量(liang)(liang)一時(shi)供不應求時(shi),消(xiao)防(fang)(fang)(fang)蓄(xu)水(shui)(shui)(shui)(shui)就會順引(yin)而(er)出,無法保證(zheng)(zheng)其貯量(liang)(liang)。如發(fa)生(sheng)"萬一"事件,后果(guo)不堪設想。所以管(guan)理上千萬不能忽視(shi)虹吸管(guan)孔(kong)的(de)檢測疏(shu)通工作。辦法是用定制的(de)小鐵釬清理孔(kong)口的(de)漬垢和銹蝕。這樣既保證(zheng)(zheng)了(le)(le)消(xiao)防(fang)(fang)(fang)蓄(xu)水(shui)(shui)(shui)(shui)不成死水(shui)(shui)(shui)(shui),飲用水(shui)(shui)(shui)(shui)不受污染,又(you)保證(zheng)(zheng)了(le)(le)消(xiao)防(fang)(fang)(fang)的(de)備(bei)用水(shui)(shui)(shui)(shui)量(liang)(liang)。
(2)對(dui)于消(xiao)防(fang)管網內的(de)單流閥,特別是屋頂水(shui)箱消(xiao)防(fang)水(shui)管接入環網的(de)第(di),一只單流閥,很易(yi)出現卡死現象,也曾(ceng)發生多起被塑(su)料袋、繩纏住事(shi)件,因此檢(jian)(jian)查它的(de)功能很重要(yao)。應(ying)用減壓孔板或者節流器的(de)消(xiao)防(fang)系統(tong),也同樣要(yao)密切注意其維護檢(jian)(jian)修工作。
(3)檢(jian)(jian)查消(xiao)(xiao)防(fang)水泵電源供應(ying)和工作(zuo)情況,檢(jian)(jian)測(ce)消(xiao)(xiao)防(fang)備(bei)用(yong)電源倒閘切換(huan)系(xi)統,判斷其工作(zuo)狀態,技術性能是否(fou)正常(chang)。在消(xiao)(xiao)防(fang)系(xi)統管(guan)理檢(jian)(jian)測(ce)時,多臺(tai)消(xiao)(xiao)防(fang)水泵機(ji)電配備(bei)的裝置(檢(jian)(jian)測(ce)、顯示、訊號等方面(mian))都要輪(lun)換(huan)啟動(dong)、運行,做到有備(bei)無患,萬(wan)無一失。

設備的工作(zuo)原理是根(gen)據(ju)用(yong)(yong)(yong)戶用(yong)(yong)(yong)水量(liang)(liang)變(bian)化(hua)自動調(diao)節運(yun)行(xing)(xing)(xing)水泵(beng)(beng)(beng)(beng)(beng)臺(tai)(tai)數(shu)和一(yi)(yi)臺(tai)(tai)水泵(beng)(beng)(beng)(beng)(beng)轉速,使水泵(beng)(beng)(beng)(beng)(beng)出口(kou)壓(ya)力保持(chi)恒(heng)定。當(dang)(dang)用(yong)(yong)(yong)戶用(yong)(yong)(yong)水量(liang)(liang)小(xiao)于(yu)一(yi)(yi)臺(tai)(tai)水泵(beng)(beng)(beng)(beng)(beng)出水量(liang)(liang)時(shi),控制(zhi)系(xi)統根(gen)據(ju)用(yong)(yong)(yong)水量(liang)(liang)的變(bian)化(hua)有(you)一(yi)(yi)臺(tai)(tai)水泵(beng)(beng)(beng)(beng)(beng)變(bian)頻調(diao)整運(yun)行(xing)(xing)(xing),當(dang)(dang)用(yong)(yong)(yong)水量(liang)(liang)增加時(shi)管道(dao)系(xi)統內壓(ya)力下(xia)降,這時(shi)壓(ya)力傳(chuan)感器(qi)(qi)把檢測到的信(xin)號(hao)傳(chuan)送給微機控制(zhi)單元,通過(guo)微機運(yun)行(xing)(xing)(xing)判斷,發出指令到變(bian)頻器(qi)(qi),控制(zhi)水泵(beng)(beng)(beng)(beng)(beng)電機,使轉速加快(kuai)以保證系(xi)統壓(ya)力恒(heng)定,反之當(dang)(dang)用(yong)(yong)(yong)水量(liang)(liang)減少時(shi),使水泵(beng)(beng)(beng)(beng)(beng)轉速減慢,以保持(chi)恒(heng)壓(ya)。當(dang)(dang)用(yong)(yong)(yong)水量(liang)(liang)大于(yu)一(yi)(yi)臺(tai)(tai)泵(beng)(beng)(beng)(beng)(beng)出水時(shi),一(yi)(yi)臺(tai)(tai)泵(beng)(beng)(beng)(beng)(beng)切換(huan)到工頻運(yun)行(xing)(xing)(xing),另一(yi)(yi)臺(tai)(tai)泵(beng)(beng)(beng)(beng)(beng)開始變(bian)頻調(diao)整運(yun)行(xing)(xing)(xing),當(dang)(dang)用(yong)(yong)(yong)水量(liang)(liang)大于(yu)兩臺(tai)(tai)泵(beng)(beng)(beng)(beng)(beng)出水量(liang)(liang)時(shi),將自動停(ting)止(zhi)一(yi)(yi)臺(tai)(tai)或二臺(tai)(tai)泵(beng)(beng)(beng)(beng)(beng)運(yun)行(xing)(xing)(xing)。在整個(ge)運(yun)行(xing)(xing)(xing)過(guo)程中(zhong),始終保持(chi)系(xi)統恒(heng)壓(ya)不(bu)變(bian),使水泵(beng)(beng)(beng)(beng)(beng)始終工作(zuo)在高(gao)度(du)節能區(qu),既保證用(yong)(yong)(yong)戶恒(heng)壓(ya)供水,又節省電能。
(2)有(you)25米以上(shang)建筑物(wu)的(de)(de)醫院,建成較早起的(de)(de)一般采用(yong)水(shui)(shui)池(chi)儲水(shui)(shui)提升法來(lai)解(jie)決高(gao)層(ceng)用(yong)水(shui)(shui)問題,用(yong)二次(ci)給水(shui)(shui)設備把儲水(shui)(shui)池(chi)的(de)(de)水(shui)(shui)提升到建筑物(wu)頂層(ceng)的(de)(de)水(shui)(shui)箱內,利用(yong)壓差(cha)來(lai)供(gong)應(ying)各樓層(ceng)的(de)(de)用(yong)水(shui)(shui),也稱為開放式供(gong)水(shui)(shui)。
優點(dian):簡單、易(yi)操作、維(wei)修成本低廉
缺點:衛生(sheng)安,全性差、易受環境影(ying)響造成污染(ran)、消毒的工作量較大
(3)氣(qi)(qi)(qi)膜壓(ya)(ya)力式供水(shui)(shui)(shui),其原理是用二次(ci)給(gei)水(shui)(shui)(shui)設備把(ba)儲水(shui)(shui)(shui)池(chi)的(de)(de)水(shui)(shui)(shui)提取加壓(ya)(ya)打(da)入隔膜式氣(qi)(qi)(qi)壓(ya)(ya)罐內(nei)(nei),罐內(nei)(nei)有(you)橡膠制(zhi)成的(de)(de)充氣(qi)(qi)(qi)增壓(ya)(ya)膽,當充滿一,定壓(ya)(ya)力的(de)(de)氮氣(qi)(qi)(qi)后(hou)迫使橡膠模(mo)向外擴(kuo)張,把(ba)已被打(da)入儲水(shui)(shui)(shui)罐內(nei)(nei)得水(shui)(shui)(shui)擠壓(ya)(ya)出來送(song)到管網(wang)內(nei)(nei),供應(ying)各樓層(ceng)的(de)(de)用水(shui)(shui)(shui)。
優(you)點:密閉性較好(hao)衛生安,全有保證(zheng)、可(ke)以(yi)調(diao)整(zheng)各(ge)樓層用水、可(ke)以(yi)隨意調(diao)整(zheng)用水的壓力值
缺點:設備(bei)啟動過于頻繁(fan)易損壞、更(geng)換隔膜加(jia)壓(ya)罐和充(chong)氣式較為困難、成本高(gao)、占用空間(jian)大
二次給水(shui)設備產品(pin)特點:
不(bu)同(tong)用水性質(zhi)的建(jian)筑(zhu)共用同(tong)管(guan)網疊壓(ya)系統時(shi),設計流量應按《建(jian)筑(zhu)給水排水規范》GB 50015確(que)定。
管(guan)網(wang)疊壓系統給水引入管(guan)設(she)計(ji)流量,應按《建筑給水排水設(she)計(ji)規范》GB 50015確定(ding)。設(she)計(ji)壓力確定(ding) 設(she)計(ji)壓力應滿足系統不利(li)處的配水點所需水壓。

統一由電(dian)控裝置控制,供水(shui)(shui)給中間水(shui)(shui)箱,只需(xu)恒流量補水(shui)(shui),采用恒轉速(su)控制電(dian)路,需(xu)要較復(fu)雜的控制,使用ABB ACS510水(shui)(shui)泵(beng)風機通用型變頻器控制。
2.2選(xuan)型/設(she)計
現(xian)用為型號200QJ32-91/7,7級電(dian)動潛水泵,流(liu)量(liang)32 m3/h,揚(yang)程91米,電(dian)機(ji)功率13kw,額定電(dian)流(liu)29.8A。能(neng)夠滿足(zu)用水要求,可以繼(ji)續使(shi)用。出口(kou)管(guan)徑DN80.
二次給(gei)水設備的(de)適用(yong)范圍
(1) 適用地(di)域范圍:適用于城市管(guan)網壓力較充足(zu)的地(di)區(qu)加壓給水(shui);
