城市高層(ceng)建筑二次供水設備增壓供水方案探析
隨著城市(shi)(shi)建(jian)設的(de)(de)(de)不(bu)(bu)斷發展,相繼出(chu)現(xian)了(le)次(ci)(ci)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)(9-12層(ceng)(ceng)(ceng))。我們知道,大樓(lou)啟用(yong)(yong)最基(ji)本的(de)(de)(de)條件就是要(yao)有高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)二(er)次(ci)(ci)供水(shui)(shui)設備。自來(lai)水(shui)(shui)廠通(tong)過(guo)城市(shi)(shi)輸、配水(shui)(shui)管(guan)道供水(shui)(shui),水(shui)(shui)壓(ya)(ya)一般在2kg/cm2左(zuo)右,夜(ye)間(jian)可達(da)2.5-2.7kg/cm2,所(suo)以(yi)(yi)(yi)六、七層(ceng)(ceng)(ceng)以(yi)(yi)(yi)下的(de)(de)(de)住宅樓(lou),通(tong)過(guo)設置(zhi)屋頂(ding)水(shui)(shui)箱(xiang),夜(ye)間(jian)市(shi)(shi)政管(guan)網水(shui)(shui)壓(ya)(ya)高(gao)(gao)(gao)(gao)(gao)時(shi)屋頂(ding)水(shui)(shui)箱(xiang)進水(shui)(shui),供四層(ceng)(ceng)(ceng)以(yi)(yi)(yi)上住戶正(zheng)常用(yong)(yong)水(shui)(shui)是沒有問(wen)(wen)題(ti)的(de)(de)(de)。而目前(qian)城市(shi)(shi)用(yong)(yong)地越來(lai)緊,不(bu)(bu)得不(bu)(bu)建(jian)較(jiao)高(gao)(gao)(gao)(gao)(gao)的(de)(de)(de)樓(lou)房(fang),除了(le)建(jian)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)以(yi)(yi)(yi)外,還要(yao)建(jian)次(ci)(ci)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)。相比之(zhi)下,次(ci)(ci)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)(特別是住宅)施工周(zhou)期短,容積率高(gao)(gao)(gao)(gao)(gao),產生(sheng)效益快,更得到(dao)廣大房(fang)地產商的(de)(de)(de)青睞。而且,由于(yu)次(ci)(ci)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)的(de)(de)(de)物(wu)業管(guan)理費與(yu)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)的(de)(de)(de)物(wu)業管(guan)理費相比要(yao)低得多(duo),所(suo)以(yi)(yi)(yi),大多(duo)數購房(fang)者(zhe)傾(qing)向于(yu)購置(zhi)次(ci)(ci)高(gao)(gao)(gao)(gao)(gao)層(ceng)(ceng)(ceng)建(jian)筑(zhu)。而這(zhe)類建(jian)筑(zhu)的(de)(de)(de)代水(shui)(shui)就涉及到(dao)二(er)次(ci)(ci)增壓(ya)(ya)供水(shui)(shui)的(de)(de)(de)問(wen)(wen)題(ti)。當前(qian)研究和探討(tao)這(zhe)類問(wen)(wen)題(ti),是十分必要(yao)的(de)(de)(de)。
一、常見(jian)幾種(zhong)供水方式
一般(ban)二次增壓(ya)采用以(yi)下幾種(zhong)供(gong)水方式:
1、水池-水泵(恒壓(ya)變頻或氣(qi)壓(ya)罐)-管網系統-用水點
此方式是集中(zhong)供(gong)水。對于一(yi)、二層是商業群房,群房上建(jian)有多(duo)幢住(zhu)(zhu)宅(zhai)的建(jian)筑,目前較多(duo)采用(yong)(yong)此種供(gong)水方案。一(yi)般(ban)設計有地下生(sheng)活(huo)水池一(yi)座,集中(zhong)恒壓變頻供(gong)水,不設屋頂水箱,最(zui)不利用(yong)(yong)水點是頂層住(zhu)(zhu)宅(zhai)。主水泵(beng)(beng)一(yi)般(ban)有三(san)臺,二開一(yi)備自動(dong)切換(huan),付(fu)泵(beng)(beng)為(wei)一(yi)小(xiao)流(liu)量泵(beng)(beng),夜間用(yong)(yong)水量小(xiao)時主泵(beng)(beng)自動(dong)切換(huan)到付(fu)泵(beng)(beng),以維持(chi)系統(tong)壓力基本不變(氣壓罐一(yi)般(ban)不用(yong)(yong)于生(sheng)活(huo)用(yong)(yong)水)。
2、水池-水泵-高位水箱-用水點(dian)
此方式也是集(ji)中供水(shui)。單幢次高層和(he)高層建(jian)筑的高壓供水(shui)區較多(duo)采(cai)用(yong)該(gai)種(zhong)方案。一般(ban)也需要設計有一座地下(xia)水(shui)池(chi),通過(guo)兩臺水(shui)泵(一用(yong)一備)抽水(shui)送(song)至高水(shui)箱(xiang),再由高位水(shui)箱(xiang)向下(xia)供水(shui)至各(ge)用(yong)水(shui)點。
3、單元(yuan)水(shui)(shui)箱-單元(yuan)增壓泵-單元(yuan)高位水(shui)(shui)箱-各單位無水(shui)(shui)點
此(ci)方(fang)式(shi)已簡化為單(dan)(dan)元總水表進水。單(dan)(dan)元水箱(xiang)和(he)單(dan)(dan)元增(zeng)壓(ya)(ya)泵實際上(shang)是一個整體,我們稱之為單(dan)(dan)元增(zeng)壓(ya)(ya)器。九四年與(yu)上(shang)海海鷹機械(xie)廠合作(zuo)研(yan)制開發了(le)第一代(dai)的單(dan)(dan)元增(zeng)壓(ya)(ya)器,并用于我所管(guan)理的工程(cheng)中。經過半年使用,又發現了(le)需要改進的地(di)方(fang),并作(zuo)了(le)多次修改,現在使用的是第三代(dai)產品。
二、比(bi)較(經(jing)濟和社會效益)
從(cong)現(xian)論(lun)上(shang)講(jiang)第一(yi)種(zhong)方式恒壓(ya)變(bian)頻供(gong)(gong)(gong)水(shui)(shui)(shui)是較(jiao)(jiao)為理想(xiang)和先(xian)(xian)進(jin)的(de)。首先(xian)(xian)恒壓(ya)變(bian)頻供(gong)(gong)(gong)水(shui)(shui)(shui)保證(zheng)出(chu)水(shui)(shui)(shui)壓(ya)力(li)不(bu)(bu)(bu)變(bian),根據用(yong)(yong)水(shui)(shui)(shui)量大小進(jin)行變(bian)頻供(gong)(gong)(gong)水(shui)(shui)(shui),既節約電(dian)能,又(you)保證(zheng)水(shui)(shui)(shui)泵(beng)軟(ruan)啟動(對電(dian)網電(dian)壓(ya)沖擊不(bu)(bu)(bu)大),延長了(le)水(shui)(shui)(shui)泵(beng)壽命。各(ge)臺(tai)水(shui)(shui)(shui)泵(beng)自動輪換使用(yong)(yong),即最先(xian)(xian)投入使用(yong)(yong)的(de)水(shui)(shui)(shui)泵(beng)最早(zao)退(tui)出(chu)運行,這樣,各(ge)臺(tai)水(shui)(shui)(shui)泵(beng)壽命均等,而且,一(yi)旦水(shui)(shui)(shui)泵(beng)出(chu)現(xian)故障,該(gai)系統(tong)能自動跳(tiao)過故障泵(beng)運行。從(cong)造價上(shang)看較(jiao)(jiao)省(sheng),一(yi)般13萬元左右一(yi)套(tao),只(zhi)需(xu)考慮水(shui)(shui)(shui)泵(beng)房(fang)的(de)變(bian)頻供(gong)(gong)(gong)水(shui)(shui)(shui)設備費(fei)、地下貯水(shui)(shui)(shui)池費(fei),不(bu)(bu)(bu)需(xu)要屋(wu)頂(ding)水(shui)(shui)(shui)箱(約1500元/只(zhi)),還(huan)可減(jian)少屋(wu)頂(ding)水(shui)(shui)(shui)箱的(de)二次污染(ran)和保證(zheng)頂(ding)層的(de)供(gong)(gong)(gong)水(shui)(shui)(shui)壓(ya)力(li)(用(yong)(yong)熱水(shui)(shui)(shui)器壓(ya)力(li)也沒問題)。
但是(shi)(shi)(shi)(shi),在實(shi)際使(shi)用(yong)(yong)(yong)(yong)中(zhong),卻遇到了(le)(le)許多問(wen)題(ti),給(gei)工(gong)作帶來(lai)了(le)(le)麻煩,公司社會效益(yi)直接受(shou)到影響(xiang)。我所(suo)承(cheng)建的(de)(de)一(yi)(yi)(yi)個項(xiang)(xiang)目就采用(yong)(yong)(yong)(yong)了(le)(le)無(wu)屋頂水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)箱的(de)(de)集中(zhong)變(bian)頻(pin)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)方式,它(ta)的(de)(de)使(shi)用(yong)(yong)(yong)(yong)和日常(chang)管(guan)理(li)(li)所(suo)反映出的(de)(de)問(wen)題(ti),就很(hen)有代表(biao)(biao)(biao)性。首(shou)先,由于是(shi)(shi)(shi)(shi)集中(zhong)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui),進地下(xia)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)池的(de)(de)總(zong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)(biao)屬(shu)自(zi)(zi)來(lai)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)公司產權,他們(men)只按此總(zong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)(biao)所(suo)走的(de)(de)度數收(shou)(shou)取水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)費(fei),表(biao)(biao)(biao)內(nei)管(guan)網(wang)的(de)(de)跑冒滴漏(lou)與他們(men)無(wu)關。而(er)一(yi)(yi)(yi)般(ban)管(guan)網(wang)跑冒滴漏(lou)總(zong)是(shi)(shi)(shi)(shi)難免的(de)(de),即使(shi)沒有,各單元(yuan)的(de)(de)單元(yuan)分表(biao)(biao)(biao)度數與地下(xia)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)池的(de)(de)總(zong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)(biao)也(ye)有誤差,再到各分戶(hu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)表(biao)(biao)(biao)度數相差更大,誰來(lai)承(cheng)擔(dan)這一(yi)(yi)(yi)差價,再加(jia)上水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)泵的(de)(de)電(dian)(dian)(dian)費(fei)(經(jing)測(ce)算約0.9度電(dian)(dian)(dian)/噸水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui))使(shi)得(de)這里(li)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)價很(hen)高,住戶(hu)無(wu)法(fa)(fa)承(cheng)擔(dan),收(shou)(shou)交水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)電(dian)(dian)(dian)費(fei)成(cheng)了(le)(le)很(hen)傷(shang)腦(nao)筋的(de)(de)事。從九四年至今,我開發公司一(yi)(yi)(yi)直在承(cheng)著水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)泵電(dian)(dian)(dian)費(fei)和水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)費(fei)差價,這樣無(wu)止盡(jin)地下(xia)去,不(bu)知到何時(shi)(shi)(shi),這項(xiang)(xiang)費(fei)用(yong)(yong)(yong)(yong)是(shi)(shi)(shi)(shi)無(wu)法(fa)(fa)估算的(de)(de)。也(ye)無(wu)帳可(ke)出(因為這里(li)沒有實(shi)行物(wu)業管(guan)理(li)(li))。而(er)另一(yi)(yi)(yi)方面,通過(guo)四年多來(lai)的(de)(de)使(shi)用(yong)(yong)(yong)(yong),我還(huan)發現,雖(sui)然該設備(bei)(bei)可(ke)以(yi)(yi)完(wan)全自(zi)(zi)動化,無(wu)需人天天管(guan)理(li)(li),但它(ta)還(huan)有致命(ming)的(de)(de)弱點:水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)泵在自(zi)(zi)動切換時(shi)(shi)(shi)(卸載或加(jia)載時(shi)(shi)(shi))水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)泵供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)會出現短暫的(de)(de)低壓,特別是(shi)(shi)(shi)(shi)電(dian)(dian)(dian)腦(nao)判斷有故(gu)(gu)障(zhang)需跳(tiao)過(guo)故(gu)(gu)障(zhang)泵運行時(shi)(shi)(shi)時(shi)(shi)(shi)間會更長(chang)。隨(sui)著設備(bei)(bei)使(shi)用(yong)(yong)(yong)(yong)年限加(jia)長(chang),設備(bei)(bei)房潮濕造成(cheng)電(dian)(dian)(dian)腦(nao)元(yuan)器件(jian)老化加(jia)快(kuai),水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)管(guan)路系統止回閥(fa)的(de)(de)失錄,反映故(gu)(gu)障(zhang)和處理(li)(li)故(gu)(gu)障(zhang)的(de)(de)時(shi)(shi)(shi)間也(ye)延長(chang),直接受(shou)害者就是(shi)(shi)(shi)(shi)頂層住戶(hu)。一(yi)(yi)(yi)旦(dan)壓力減低他們(men)就無(wu)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui),當跳(tiao)過(guo)故(gu)(gu)障(zhang)泵啟(qi)動備(bei)(bei)用(yong)(yong)(yong)(yong)泵時(shi)(shi)(shi)壓力又(you)增大,所(suo)以(yi)(yi)頂層住戶(hu)怨聲不(bu)斷。集中(zhong)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)還(huan)有一(yi)(yi)(yi)最大的(de)(de)毛病就是(shi)(shi)(shi)(shi),一(yi)(yi)(yi)旦(dan)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)系統有問(wen)題(ti),無(wu)法(fa)(fa)供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui),幾百戶(hu)人家(jia)都要遭殃。而(er)且,由于水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)泵運行是(shi)(shi)(shi)(shi)由變(bian)頻(pin)控(kong)制柜來(lai)完(wan)成(cheng)的(de)(de),如果變(bian)頻(pin)控(kong)制柜出故(gu)(gu)障(zhang),一(yi)(yi)(yi)般(ban)的(de)(de)電(dian)(dian)(dian)工(gong)無(wu)法(fa)(fa)處理(li)(li),需要廠家(jia)專業技術人員來(lai)解決,造成(cheng)設備(bei)(bei)不(bu)能(neng)及時(shi)(shi)(shi)維修(xiu),供水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)無(wu)法(fa)(fa)保證(zheng)。雖(sui)然設備(bei)(bei)房管(guan)理(li)(li)簡單了(le)(le),但住戶(hu)用(yong)(yong)(yong)(yong)水(shui)(shui)(shui)(shui)(shui)(shui)(shui)(shui)缺乏保障(zhang),社會效益(yi)受(shou)到影響(xiang)。
第二種方(fang)(fang)式是較成(cheng)熟(shu)的水(shui)(shui)泵(beng)、水(shui)(shui)箱(xiang)供水(shui)(shui)方(fang)(fang)式。水(shui)(shui)泵(beng)控制柜采用最簡單的電(dian)器元器件,如出現故障,普(pu)通的電(dian)工就能(neng)維修(xiu),而且元器件的費用也(ye)低(di)。再(zai)加上有(you)高(gao)位水(shui)(shui)箱(xiang),不會(hui)造成(cheng)一停電(dian)就停水(shui)(shui),供水(shui)(shui)保障率高(gao)。但用在單幢次(ci)高(gao)層(ceng)建(jian)筑同樣(yang)也(ye)存(cun)在收交水(shui)(shui)電(dian)費難的問題。用在高(gao)層(ceng)建(jian)筑,則可以由物業(ye)管理公司一并考慮(lv)解決。
第三種(zhong)方式(shi)(shi),是(shi)在吸(xi)取(qu)了(le)(le)以(yi)上(shang)兩種(zhong)供(gong)水(shui)(shui)(shui)方式(shi)(shi)的(de)經驗教訓后產生的(de),雖然一(yi)(yi)(yi)次性投(tou)(tou)資較(jiao)大(da)(da),每個單(dan)元(yuan)(yuan)(yuan)(yuan)都要(yao)設增(zeng)(zeng)壓(ya)器(約1萬(wan)元(yuan)(yuan)(yuan)(yuan)/臺(tai)),增(zeng)(zeng)加單(dan)元(yuan)(yuan)(yuan)(yuan)屋頂(ding)水(shui)(shui)(shui)箱(xiang)(約1500元(yuan)(yuan)(yuan)(yuan)/只)增(zeng)(zeng)加進水(shui)(shui)(shui)總表安(an)裝費(fei)(約4000元(yuan)(yuan)(yuan)(yuan)/只),單(dan)元(yuan)(yuan)(yuan)(yuan)泵(beng)(beng)電(dian)(dian)表安(an)裝費(fei)(約4000元(yuan)(yuan)(yuan)(yuan)/只),還有(you)各(ge)單(dan)元(yuan)(yuan)(yuan)(yuan)小水(shui)(shui)(shui)泵(beng)(beng)房(fang)土建費(fei)用等(deng),總費(fei)用比上(shang)兩種(zhong)方式(shi)(shi)增(zeng)(zeng)加一(yi)(yi)(yi)、二十(shi)萬(wan)元(yuan)(yuan)(yuan)(yuan),但管理上(shang)解決了(le)(le)許多麻煩(fan)。首先,水(shui)(shui)(shui)電(dian)(dian)費(fei)各(ge)單(dan)元(yuan)(yuan)(yuan)(yuan)住(zhu)戶自己交,一(yi)(yi)(yi)旦水(shui)(shui)(shui)泵(beng)(beng)出故障(zhang),只影響該單(dan)元(yuan)(yuan)(yuan)(yuan)的(de)十(shi)幾戶。房(fang)地產商一(yi)(yi)(yi)般(ban)寧(ning)愿一(yi)(yi)(yi)次性投(tou)(tou)入大(da)(da)一(yi)(yi)(yi)點,也(ye)不(bu)愿一(yi)(yi)(yi)背上(shang)個包(bao)袱,特(te)別(bie)是(shi)與(yu)住(zhu)戶打(da)交道。由于有(you)屋頂(ding)水(shui)(shui)(shui)箱(xiang),高水(shui)(shui)(shui)位時停(ting)(ting)(ting)泵(beng)(beng),低水(shui)(shui)(shui)位時啟泵(beng)(beng),這(zhe)樣,水(shui)(shui)(shui)泵(beng)(beng)也(ye)有(you)了(le)(le)停(ting)(ting)(ting)息(xi)時間,既省電(dian)(dian)又(you)不(bu)至于一(yi)(yi)(yi)停(ting)(ting)(ting)電(dian)(dian)就(jiu)停(ting)(ting)(ting)泵(beng)(beng)無水(shui)(shui)(shui)供(gong)應(ying),用水(shui)(shui)(shui)有(you)了(le)(le)保障(zhang)。社會(hui)效(xiao)益明顯好于前兩種(zhong)供(gong)水(shui)(shui)(shui)方式(shi)(shi)。但是(shi),如果設備(bei)本(ben)身返修率(lv)大(da)(da)的(de)話,也(ye)會(hui)給管理帶來麻煩(fan),必竟(jing)一(yi)(yi)(yi)個大(da)(da)泵(beng)(beng)房(fang)分(fen)成了(le)(le)許多小泵(beng)(beng)房(fang)。所以(yi),選擇品質優(you)良、性能卓越的(de)單(dan)元(yuan)(yuan)(yuan)(yuan)供(gong)水(shui)(shui)(shui)設備(bei)尤為重要(yao)。
三、單元增(zeng)壓器性能(neng)簡介(jie)
